I attended a pre-bid conference on Thursday November 19, 2009 at Towson University for a CM-at risk project for the r\"IMG_0216\"emodel of two residence halls on campus.\u00a0 The proposal will be for pre-construction and construction services.\u00a0 The design has not been completed, but there is a budget of $13.5 million for the construction of the project and they are pursuing LEED silver certification.\u00a0 I am looking to partner with an established firm in the D.C.\/Baltimore area\u00a0and propose on the project. The\u00a0house and land packages in The Gables Box Hill<\/a> have built quite a reputation over the years, and with the predominance they exhibit in the area, one can easily tell that they land a lot of deals, and can be considered a potential candidate to the project I mentioned.<\/p>\n

The proposal will involve a thorough technical proposal prior to the proposal of pricing.\u00a0 I would like to supplement\u00a0a team with the following services:<\/p>\n

-Design coordination and development
\n-LEED credit consultation
\n-Cost analysis and estimating
\n-Bid package preparation
\n-subcontractor solicitation and selection
\n-On-site project and schedule management
\n-LEED administration through the USGBC
\n-Submittal Review, RFI tracking
\n-Close-out and warranty management.<\/p>\n

The technical proposal is due on Tuesday December 8, 2009 at 2 pm and an oral presentation is scheduled for January 12, 2009.<\/p>\n

The criteria for the technical proposal is as follows:<\/p>\n

-Organizational chart
\n-Basis for selection
\n-Working relationships of team members
\n-Key personnel backgrounds and references
\n-Matrix of CM tasks with anticipated hours
\n-Experience with 3 similar projects in the past 10 years and preferably 5 years<\/p>\n
