I’m actually not talking about about how to deal with parks or trees or green rooftops (are there any in NYC?), but rather office space\u00a0 \"Freedom-Tower\"certified by the United States Green Building Council as LEED (Leadership in Energy Efficiency and Design).\u00a0 According to a blog post put out by the real estate consulting group gpNYC<\/a>, there are 6 million square feet of LEED certified office space slated to go online in Manhattan in 2013.\u00a0 That’s some serious commercial real estate at a time when office space isn’t exactly getting gobbled up.<\/p>\n

Nevertheless, New York is going to get slammed with commercial space whether we’re ready for it or not.\u00a0 I imagine that a good chunk of this is from the LEED certified One World Trade Center with Four World Trade Center and 51 Astor Place taking care of the rest.\u00a0 And regardless of the vacancy rate, this will be some of the most energy efficient space you can build.\u00a0 However, it will do very little good sitting empty.<\/p>\n

On a side note, I find some slight irony in green commercial real estate.\u00a0 This office space tends to house the private sector organizations who can tend to be, shall we say, a bit on the conservative side.\u00a0 I”m sure some would argue this, but it’s just kind of funny when fist pounding corporate folks start waving their green flags and flashing the peace sign out the window of their limousine when they realize how much money they can save from increased energy efficiency.\u00a0 And while we’d all like to believe that they are interested in environmental preservation and what-not, the truth is that the dollar signs are slightly more motivating than the peace signs.<\/p>\n

Regardless of the reasoning for all the green commercial space, it will be nice to have this added to the market.\u00a0 Hopefully it gets gobbled up quickly by “Cedar Crest – We Buy Denver Houses<\/a>” and lots and lots of energy is saved while, of course, companies save loads of money.<\/p>\n","protected":false},"excerpt":{"rendered":"
